5-steps to a luxury new home

When choosing to build with ELCOM HOMES, you can trust that your new dream home will be completed on time and on budget.

We understand and appreciate the importance of the trust you have placed in us and promise to provide you with only the best service throughout the whole process.

1. initial point of contact with our team

1.1 Shortly after your initial enquiry, a member of our team will call you to ask the following questions and answer any questions you may have.:

  • Where are you building?
  • What would you like to achieve in your new home?
  • Number of bedrooms and bathrooms, garage, living, kitchen and butlers pantry?
  • What is your budget?

This information will help us get a better understanding of your family’s requirements for your unique custom family home. 

After your conversation, we will email you with some of our most recently completed designs designed for other clients with an associated cost based on our Standard Inclusions. This will help you get a better understanding of our cost for your project.

1.2 Now that we have determined we can achieve your dream home within your budget, we will invite you to one of our Open Homes.

Our Open Homes are held once a month at one of our most recently completed family homes. This allows you to see a finished home showcasing our quality fittings and workmanship throughout.

2. design consultation & design fee agreement

2.1 At this stage, we invite you into our office for a Design Consultation with our inhouse building designers. We will carry out a land investigation with you using the documents and information we have available to us.

We will discuss in detail what you are wanting to achieve in your new home to be able to produce working drawings for you along with a Design Fee Agreement.

2.2 For initial design completion, we require 4-6 weeks to complete your drawings. During this time, we keep you involved in the process to allow for any changes you require for your home.

3. acceptance of your inclusions & material selections

Upon acceptance of your design, a custom inclusions package is created for your project. This entails all the requirements and materials needed to construct your home. Please see our ‘Standard Inclusions catalogue’ document to help get you started.

A Material Selections appointment is booked in with our inhouse Interior Designer to go through the aesthetics of your home.

4. document consolidation, approvals & building contract

Elcom Homes takes the hassle out of what can be a very stressful process. All your documents are consolidated and prepared for lodgement of approvals.

These documents include your BASIX report, notifications for all Statutory Authorities (including water, gas and electricity), Engineer details, Council application, approval and appointment of PCA (Principal Certifying Authority) in the procurement of your Construction Certificate.

During this stage, we also prepare the Building Contract for you. We invite you into our office to explain the details of the Contract and have you sign.

5. construction & final handover

Once the approvals have been received, Elcom Homes will request a Lender’s Authority to Commence Construction (LACC) or formal proof of construction funding.

When everything has been finalised, it is time to start construction! We appoint you a site manager, who ensures your home is built on time with the exceptional level of quality we pride ourselves on.

    Free On-site Inspection & Quote

    The process starts with a free on-site assessment and consultation with the business owners, Louie & Amy Elias. During this meeting, we will get a better understanding of your needs, aspirations and budget for your new dream home.

    We will use this information to provide you with a custom tender. We work with you to help refine the tender inclusions and ensure everything fits within your budget.

    Building Tender Acceptance & Design Stage

    Upon the acceptance of your Elcom Homes building tender, the deposit payment is made – $2000 for a standard design, and $3000 for a custom design.

    Elcom Homes will arrange for a contour survey, Geotech report and working drawings for your project.

    Signing of Building Contract

    Once we have received your site reports, we will prepare the Building Contract. We invite you in to explain the details of the Contract and have you sign.

    At this stage, the 5% deposit payment is made (based off your construction cost); less the deposit already paid.

    Material Selection Consultation

    Upon receiving the 5% deposit payment, Elcom Homes will organise an appointment with Amy Elias, our interior designer.

    Amy’s eye for detail and long-term industry experience will ensure your aesthetic vision for your new home are brought to life.
